The revival of these two downtown neighborhoods gives Washington a place that lives up to New York standards for cool. There are daring new restaurants like the modern Thai eatery Rice, the Studio and Source theaters, boutique shopping at stores like furnishings trendsetter Vastu, and-of course-Whole Foods grocery.

Homes are only slightly less expensive than in Dupont Circle-from under $200,000 for an unrenovated studio to more than $1 million for a five-bedroom Victorian rowhouse. But there are far more new properties on the market; condos outnumber houses, especially luxury one- and two-bedrooms for $400,000 to $600,000.
